At Aspect Development and Survey (ADS) we have a highly skilled team to assist you with all your survey needs, led by three experienced Registered Surveyors.
Surveyors involved in land development are usually Registered Surveyors as legislated by the Surveying and Spatial Information Act 2002.
CONTOUR & DETAIL SURVEYS
Contour & Detail Surveys
Contour and detail surveys show features and structures on the subject land such as buildings, trees, driveways, kerbs, visible services, natural surface and if required details on adjoining lots.
This survey aids architects/planners/engineers in the design and assessment process typically required for local Council Development Applications (DA) or Complying Development (CDC).
CONSTRUCTION SETOUTS
Construction Setouts
Construction Setouts are surveys to set-out or position a structure such as a house, pool, outbuildings such as granny flats or garages on a parcel of land. This type of survey ensures that the structure is set out accurately as per the approved design and boundary setbacks.
CONSTRUCTION FORMWORKS
Construction Formworks
Construction Formwork is a survey carried out prior to the concrete pour. It is a check to ensure the concretors formwork closely resembles the design. It is a lot more cost effective to adjust the formwork if errors are identified at this stage rather than the need to rip up poured and set concrete.
CONSTRUCTION NAILS
Construction Nails
Construction Nails is a survey where nails are placed on a concrete slab to aid the bricklayer and to ensure the brickwork and framing is in the correct position. This is another step to ensure the building will comply with approved setbacks.
IDENTIFICATION SURVEYS
Identification Surveys
Identification Surveys are required for the purpose of identifying a parcel of land and the related existing buildings and/or improvements.
These surveys are prepared by a Registered Surveyor. The survey investigates any encumbrances such as easements, restrictions and covenants and reports on whether they affect the subject land.
WORK AS EXECUTED SURVEYS
Work as Executed Surveys
Work as Executed Surveys are surveys that Councils require prior to issuing an Occupation Certificate to owners. The survey is used to ensure the completed or as-built works conform to the approved design plans. These surveys are prepared by a Registered Surveyor at the completion of works on site.
BOUNDARY SURVEYS
Boundary Surveys
Boundary Surveys identify the boundaries of a property and involve physically marking those corners.
At Aspect Development and Survey we recommend a boundary survey be done prior to any fencing or retaining wall construction to minimize the potential for boundary disputes with neighbours.
MONITORING SURVEYS
Monitoring Surveys
Monitoring Surveys are a specialised survey in which structures or features which are moving are checked repeatedly to determine the amount of movement over a period of time.
SUBDIVISION SURVEYS
Subdivision Surveys
Subdivision Surveys are carried out to divide land into two or more new parcels of land that can be disposed of separately. Subdivisions can be carried out by way of a Deposited Plan (DP) or a Strata Plan (SP).
Aspect Development and Survey can also prepare Plans of Consolidation (consolidating two or more parcels into one lot), Plans for Easement purposes and Plans of Redefinition.
Furthermore 88B Instruments are required to create any Easements, Restrictions or Positive Covenants to accompany the above mentioned Plans. We can prepare a draft 88B to aid the solicitor in preparing the final 88B instrument.
An easement can also be created by a dealing prepared by a Solicitor.
